This Connecticut Month-to-Month Lease Agreement is perfect for those landlords and tenants that wish to limit their tenancy commitment to one month. Even though this sounds like a short term of tenancy as opposed to much longer annual lease, this 9 page agreement is by no means short on protection. It covers all of the essential covenants for tenancy and allows both parties the flexibility to cancel the agreement with a simple and free form called a Connecticut 30 Day Notice to Terminate Lease.

Connecticut Security Deposits

As with yearlong lease agreements, Month-to-Month rental agreements also include a security deposit provision to protect against damage.

Collecting – A maximum amount equivalent to 2 months’ rent may be collected from tenants under the age of 62 and a maximum of 1 month’s rent from tenants 62 and older. (§ 47a-21)

Returning – A security deposit must be returned to a tenant with any accrued interest within 30 of them surrendering possession of the property to the landlord or within 15 days of receiving their forwarding address, whichever is later.  (§ 47a-21)
