Landlords will use a Massachusetts 14 Day Notice to Pay or Quit to formally notify a tenant when rent has not been paid for the current month. While a landlord does not have to follow through with filing an eviction, this form reserves their right to immediately begin the process if the tenant fails to comply with this notice.

What Does Massachusetts Law Say?

Ch 186 § 11 Section 11. Upon the neglect or refusal to pay the rent due under a written lease, fourteen days’ notice to quit, given in writing by the landlord to the tenant, shall be sufficient to determine the lease, unless the tenant, on or before the day the answer is due, in an action by the landlord to recover possession of the premises, pays or tenders to the landlord or to his attorney all rent then due, with interest and costs of suit.

How to Fill Out

Step 1 – Complete the name(s) of the tenant(s).

Step 2 – Enter the period of time for which rent has not been paid.

Step 3 – Calculate the total past due amount.

Step 4 – Enter the rental property address.

Step 5 – Add the date by which the tenant must comply.

Step 6 – Sign and date.

Step 7 – Serve the tenant with the notice and complete the record of service section stating how and when the tenant was served.
