A Massachusetts 14 Day Notice to Pay or Quit is commonly used when rent remains unpaid. This notice informs the tenant that past-due rent must be paid within fourteen (14) days after proper service of the notice, as referenced under Massachusetts law. If the tenant does not resolve the unpaid rent within the applicable time period, the landlord may pursue an eviction action through the court system.

Massachusetts statutes provide that a fourteen-day written notice is generally sufficient to terminate a tenancy for nonpayment of rent under a written lease, subject to statutory rights that may allow the tenant to cure the nonpayment within the time permitted by law.

Relevant Massachusetts Statute

M.G.L. c. 186, § 11

Provides that when a tenant neglects or refuses to pay rent due under a written lease, fourteen (14) days’ written notice to quit may be sufficient to terminate the tenancy, subject to statutory provisions allowing the tenant to cure the nonpayment by paying all rent due, with interest and costs where applicable.
