This free Colorado Notice to Quit is also known as Form JDF 97. Landlords may use this notice to terminate a tenancy-at-will (usually a month-to-month rental agreement). § 13-40-107

The purpose of the notice is to inform the tenant must move out by a specific date because the tenancy will terminate. If the tenant does not move and surrender the premises, the landlord may file forcible entry and detainer lawsuit to take possession of the property.

How to Fill Out

Step 1 – Enter the full name of the tenant in the first available space. Check the box labeled “Any and all other occupants” if there are other occupants in the dwelling unit. Then enter the date and time the agreement should be considered terminated.

Step 2 – Enter the street address, city, county, subdivision (if applicable), lot (if applicable), and block (if applicable) for the rental property.

Step 3 – If the lease is not a month-to-month tenancy, the law may require a reason for the termination which should be entered on the lines below the rental property address.

Step 4 – The landlord/agent must sign and date the notice.

Step 5 – Finally, the Certificate of Service section needs to be completed by the person who served the notice to attest to its delivery.

  • 1 day (<1 wk)
  • 3 days (1 wk to <1 mo)
  • 7 days (1 mo to <6 mos)
  • 28 days (6 mos to <1 yr)
  • 91 days (>1 yr).
