A Hawaii 45 Day Notice to Quit is used to terminate a month-to-month rental agreement or tenancy-at-will without alleging any tenant wrongdoing. This notice informs the tenant that the landlord has elected to end the rental relationship and requires the tenant to vacate the property by a specified date. Hawaii law allows a tenant to move out at any time during the notice period, provided proper notice is given to the landlord and rent is prorated accordingly.
This notice does not require the landlord to state a reason for termination, but it must comply with Hawaii’s statutory advance notice requirement.

How to Fill Out
Step 1 – Enter the full legal name(s) of the tenant(s).
Step 2 – Provide the complete address of the rental property, including unit number if applicable.
Step 3 – Specify the final date of tenancy by which the tenant must vacate the premises.
Step 4 – Sign and date the notice as the landlord or authorized agent.
Step 5 – Serve the notice on the tenant and complete the Record of Service section, indicating how and when the notice was delivered.
