This Arizona notice is commonly associated with situations in which a tenant is alleged to have failed to pay rent within the time required under the rental agreement and Arizona law. See
A.R.S. § 33-1368(B).
This type of notice generally informs the tenant of the amount of unpaid rent and states that payment of the past-due amount or surrender of possession of the rental property may be required within five (5) days after proper service of the notice, as referenced by statute. Arizona law may allow additional time for response when notice is delivered by mail. If the issue is not resolved within the applicable time period, the landlord may pursue a forcible entry and detainer action through the court system in accordance with Arizona law.

- Rent Grace Period: 5 days – A.R.S. § 33-361(A)
- Nonpayment of Rent Notice: 5 days – A.R.S. § 33-1368(B)
- Material Noncompliance: 10 days (with opportunity to cure in many cases) – A.R.S. § 33-1368(A)
- Irreparable Breach: Immediate termination permitted in certain circumstances – A.R.S. § 33-1368(A)
- Month-to-Month Termination: 30 days – A.R.S. § 33-1375(B)
- Eviction Lawsuit: Forcible Entry and Detainer actions may be filed in court under Title 12 of the Arizona Revised Statutes.
