An Idaho 3 Day Notice to Comply or Vacate is used when a tenant has violated a condition of the lease agreement other than nonpayment of rent. This notice informs the tenant of the specific violation and provides three (3) days to correct the issue or surrender possession of the rental property. If the tenant neither cures the violation nor vacates within the required timeframe, the landlord may pursue an unlawful detainer action under Idaho law.
This notice applies to lease breaches such as unauthorized occupants, prohibited pets, property damage, or other non-rent-related violations. It must clearly describe the violation so the tenant understands what conduct must be corrected.
