This Connecticut Residential Sublease Agreement enables a tenant of a master lease to sublet the remaining term of their tenancy (with landlord approval) to another person referred to as a subtenant or sublessee. It is a short 3 page agreement that relies heavily on the original master agreement for enforcing the covenants, conditions, and restrictions of tenancy. It is important to note: As long as the master agreement is in effect, the original master tenant is still financially and legally responsible for the rental property.
Connecticut Security Deposits
Collecting – A maximum amount equivalent to 2 months’ rent may be collected from tenants under the age of 62 and a maximum of 1 month’s rent from tenants 62 and older. (§ 47a-21)
Returning – A security deposit must be returned to a tenant with any accrued interest within 30 of them surrendering possession of the property to the landlord or within 15 days of receiving their forwarding address, whichever is later. (§ 47a-21)
